Tuesday night my wife noticed water had soaked the wooden base under our water heater in the garage. We could see water trails going down the side of the tank but it didn't seem like water was actively flowing. Having experiencing a flood from our last water heater 18 years ago, I figured it would not be a good idea to wait, and started calling around the next morning. One person I spoke to with very good Yelp reviews told me how old the water heater was (from the serial number) and that I was right not to wait to replace it. He wouldn't be able to get to me for a couple of days, though. He also told me to expect to pay $1300-$1500 to have it done (!). I saw Best Quality's listing in Yelp along with a few others, including the company I'd used last time. I phoned two others and hit the "Get Quote" button for Best Quality. Sergio got back to me within about 15 minutes, and after asking me a few questions via the Yelp messaging system, quoted me $1050 to replace the heater with another 40 gallon tank but a Bradford instead of the Rheem I had - I'd read somewhere that Bradford was considered to be better. He offered to come over at noon, a little more than 90 minutes from then. No one else seemed willing to quote me on the phone. Sergio and his assistant came over as promised, with the new water heater, and also immediately spotted a leak from the release valve on our water regulator out front. We'd had issues with water pressure before (as most of my neighbors also had - his gauge showed 150psi vs the 50-60 it should have been) and in fact this regulator was the 3rd one in the 32 years I've lived in the house. He quoted me another $350 to replace it, which was also very reasonable, and in about two hours every thing was done and working perfectly. I recommend you call Sergio for your issues. Dealing with him was a pleasure. I'l definitely be calling him again for my plumbing needs.Read review on Yelp
WATER HEATERS / RELIEF VALVE
Water Heater Relief Valve Leak
A RELIEF PIPE IS DISCHARGING?
A temperature and pressure relief valve is a safety device. Dripping or discharge from its pipe should be investigated to determine whether the valve, pressure, temperature, or another condition is involved.

UNDERSTAND THE ISSUE
Water Heater Relief Valve Leak: When To Call A Plumber
The relief valve helps protect a storage heater when temperature or pressure becomes excessive. Water at the discharge tube can result from a valve problem, thermal expansion, pressure conditions, or overheating. A dripping valve should not simply be plugged or left disconnected. Keep clear of hot discharge and ask a plumber to assess the heater, valve, and system conditions before a replacement part is selected.

WHAT WE'LL CHECK
Your Water Heater Relief Valve Leak Options
We confirm that the water is coming from the relief line, note when discharge occurs, and inspect accessible valve piping and heater conditions. Pressure, temperature, expansion, and valve condition may all need consideration. The safety function means the source should be assessed before deciding that a valve-only replacement will resolve it.
Address The Valve Or Discharge Assembly
If inspection identifies a failed valve or connection and operating conditions are acceptable, a defined repair may be appropriate.
Correct An Underlying System Condition
If pressure, thermal expansion, overheating, or another issue is causing discharge, the related cause should be addressed along with the valve as needed.

GOOD TO KNOW
Water Heater Relief Valve Leak
Questions Answered.
Have a question about your plumbing? These answers cover what we’re often asked.
Why is my water heater leaking from the pressure valve?
The valve may be responding to pressure or temperature, or it may be worn. The cause should be determined before replacing the valve alone.
Can I cap a leaking relief valve pipe?
No. The discharge is part of a safety function and must remain unobstructed. Do not block, cap, or disconnect it.
Is occasional relief valve discharge normal?
A small amount under certain conditions can occur, but recurring or continuous discharge deserves assessment of the valve and heater system.
Does the relief valve leak mean the tank is bad?
Not by itself. The valve, pressure, temperature, expansion, and tank condition all need review to identify the right repair.
